A new independent London property platform, Property Around London, has launched at https://propertyaroundlondon.com with seven free neighbourhood guides covering Brixton, Croydon, Hackney, Morden, Peckham, Stratford and Walthamstow. A further 23 guides are in editorial pipeline, with thirty live guides scheduled for late July 2026.
The platform takes a different approach to most London property content. Instead of rewriting estate-agent listings, it consolidates structured data from ten authoritative public sources — HM Land Registry (sold prices), Ofsted and the Department for Education's Get Information About Schools service (school ratings), the Metropolitan Police via data.police.uk (crime), Transport for London (journey times and station data), Ordnance Survey (green space), the Food Standards Agency (food and drink venues), the Office for National Statistics (population and area), the Ministry of Housing, Communities and Local Government (energy ratings), the Valuation Office Agency (council tax), and the Greater London Authority (cost-of-living inputs).
Each guide presents that data alongside an editorial summary written in plain British English. Property Around London takes no estate-agent fees, accepts no developer partnerships, and does not list properties for sale. Its target reader is the buyer or renter trying to make a long-term decision and finding most existing London property content either unreliable or behind a portal sign-up.
Founder and CEO Elmar Distelhoff says most London property sites are built to sell something, and that the platform was designed as somewhere to send a friend moving to London — prices, schools, crime and commutes laid out the way a careful buyer would actually use them. Land Registry data refreshes monthly. Ofsted ratings refresh daily. Crime data refreshes monthly. Every published figure carries a date and a source.
The platform's PAL Score — a 0 to 100 composite that blends six base criteria across property value, schools, transport, safety, amenities and green space — appears on each guide alongside the underlying data, and is recalculated whenever the inputs change.
